The Client
The Atmore Group is a property development company based in Liverpool. The company’s portfolio is diverse and includes various residential schemes, however it is the commercial sector in which it specialises and accordingly their developments have a reputation as Grade A office accommodation.
The Challenge
Atmore invested in a building requiring refurbishment to develop into prime commercial office space with sub-division potential, located at the head of an ornamental lake on Chester Business Park.
TKR were appointed, as part of the Negotiated team, to undertake the refurbishment work required to the existing building and develop into an open plan arrangement, and then extend the total structure to include a two storey building with a prominent facade.
Due to the building’s location and the potential habitation of Great Crested Newts, it was essential to maintain vigilance during the external works and be prepared for emergency stop-work and provide notification to authorities.
The Solution
TKR commenced the project by stripping-out all existing works to the building – this included removing the old internal walls and partitions, removing the main central stairwell, and opening up the rear aspect of the building on to the lake. Once the existing building was prepared the extension was built and the fit-out to the structure’s entirety was undertaken to incorporate airconditioning, raised floors, disabled access, LG7 lighting andsuspended ceilings.
A two storey entrance with full height feature glazing, lift, male, female and disabled facilities and showers, was built and incorporated a large proportion of glass and stainless steel to the stairwell and balustrade.
Fibre optic lighting was used in the entrance area to overcome any future problems with access to the high level lighting - the control equipment is located in an accessible area with only the non-servicable items in inaccessible areas. The car park was re-shaped around the new extension and re-lined accordingly to create 44 carparking spaces.
In addition to the internal fit-out the external condensers were located adjacent to the building but screened with living plantation to conceal their existence. The project resulted in a total of 12,229 square feet of prime, high specification office space.
